Again wrongly joining scriptures teaches the doctrines of men. Too many godly men have misunderstood and misapplied this to the Body of Christ. It may make for good preaching but poor for correct doctrine.

Get a Bible program and cross reference "born again" it is used only in concerning Israel. 

In my KJV it is used 3 times and never by Paul concerning the church.  This should be an eye opener for the body of Christ yet not a one sees it because they are blind by those who do not obey the word of God to rightly divide the word of Truth 2 Tim 2:15.  We are not born again we are a "New Creature" not born again creature, a new creature, where there is no difference between Israel and Gentiles. 

2Cor 5:17 Therefore if any man [be] in Christ, [he is] a new creature: old things are passed away; behold, all things are become new.
Gal 6:15 For in Christ Jesus neither circumcision availeth any thing, nor uncircumcision, but a new creature
.

I have tried to help people understand that if you rightly divide you will have to compare spiritual things with spiritual just as the Holy Ghost does when he teaches us 1Cor 2:13.  and as we do we will be able to divide properly.  a good rule of thumb is if it agrees with Paul's writing under inspiration of God to the church, then it is a doctrine for the church.  If it does not agree with Paul's writings under inspiration of God to the church, then it may have a spiritual lesson or application for us. (see below).
 

The context of John 3 is faith in Christ as the Messiah and King.  There  is no cross yet, no new creature via the substitutionary death and shed blood of Jesus Christ on the cross(gospel of grace)for the complete forgiveness of sin. 

Their, that is Israel's, faith is based on believing the Kingdom Gospel Message that The kingdom is at hand and Jesus is the promise Messiah and their king.   So doctrinally it is for Israel as they were born in the flesh as the chosen nation, and if they are not born again they will not inherit the Kingdom that has been promised them in the Old Testament. Their being born again is via faith on the message (Kingdom gospel)they received from John the baptist, Jesus Christ and the 12 Apostles (this s why Peter later uses the term in his letters he a minister to the circumcision), and the 70 disciples.

Now before leaving here is the spiritual application.  A man who beleives on the gospel of Grace should show forth a new life in Christ, akin to being born again. 

So the question should not be "are you born again"? But rather are you a NEW CREATURE in Christ? If not then don't delay. You may die this day and if you have believed on the wrong Gospel or not at all you will go to Hell.
