I had a toxic mold exposure back in 2001-2003. I have been in extensive research on this subject ever since. After I moved from the mold apartment, I sterilized everything before taking it into the next house. A year later I moved to another house, sterilizing everything again. Six months later I moved again into an apt which tested clean. On each move more and more of my possessions had to be gotten rid of because I had not gotten the mold and/or their mycotoxins out of the possession.
You are not dealing with just mold spores. You are also dealing with mycotoxins so powerful that some of the same toxic molds found in homes, workplaces and schools are concentrated and weaponized into some of the most powerful biological weapons on Earth, the T-2 Mycotoxins. In the end I had to get rid of all upholstered furniture, all leather and all wood possessions. I even had to get rid of my beautiful waterbed head frame. I tried sanding it down and spraying straight bleach on it to soak into the wood. When I did I couls see the shadow of the mold in the wood, like the shadow of the brown mold spot in a potato when you have peeled it down and can still see a slight shadow of it.
As the other responder suggested they should get a storge locker for all their possessions. The spores and mycotoxins will come into your house in their hair and on their clothes. I am not exagerating. I email back and forth to mold exposure patients all over the country. It is very difficult to get rid of once it infiltrates your possessions.
Ozone is pretty effective on killing the spores. But even dead they are still allergens, especially to people already dealing with asthma. Then you still have the mycotoxins to deal with. I am not yet confident ozone kills the mycotoxins too. They seem to be the most difficult to deal with. People will wash all their clothes multiple times, even using bleach, and still react to wearing them.
Hydrogen peroxide is effective in many ways. It is a sterilant, killing both fungi and bacteria. I use the store bought 3% in my ears for 15-20 minutes each to kill the spores which have landed in them, causing earaches and contibuting to other sinus problems. From one of the forums here I found using a 1/5 HP 3% to 4/5 distilled HP in a misting bottle as a nose spray to be effective. I wouldn't use it too much though. It is a sterilant, killing both fungi and bacteria. The body needs some of the good ones.
I am looking at a relatively new technology using HP to kill fungi very effectively.
Back to letting your friend move in. It's nice of you but, you need to take some strong safeguards. When they come into your home after being near their possessions or their old home, they need to strip down throwing their clothes into the washer and shower using a dandruff shampoo like Selsum Blue. Since dandruff is a fungal condition the dandruff shampoos have an antifungal in them. You need to lay down these conditions ahead of time. In their health condition they will not be able to think clearly enough to think of things like this.
Any possessions they bring in will have to be sterilized using various techniques depending on the type of possession. This is a very serious thing, especially if it is a toxic mold. The term Black Mold is not a good term. Some of the worst ones are other colors. Stachybotrys, aspergillus and fusarium are some of the worst.
All parties should have air cleaners with Hepa Filters and vacuums with Hepa Filters, runing to capture as many spores as possible.
Bottom line is don't let them move their stuff in before your stuff is out. They should be told what I have written here or they will just bring the problem with them to their new home.
