Keep these eight concepts in mind while you are selling your house to make the process go as smoothly as possible.
1. Relax
First and foremost be kind to yourself and relax. The selling process may take some time so you will need to be patient and understanding. It can be a rather stressful time for everyone involved too so you need to recognize and remember that fact and act and speak accordingly. Just breathe and rest in the knowledge that you are not alone and you will get through this.
2. Make a Closing Plan Ahead of Time
A crucial component of the selling process is the final closing. You should work with your realtor before you answer any offers to ensure that everyone is on the same page about what is going to happen and how you are going to handle responding to and accepting any offers. Decide if you want to increase the closing costs for buyer, take more of the costs yourself, or request any contingencies on the sale.
3. Keep in Close Contact With Your Realtor
Throughout the entire process, you need to communicate often with your realtor. Your realtor is there to help you and can do that best when you let them in on all the details and any of your wants, feelings, or thoughts. You also need to work closely with your realtor to schedule open houses, viewings, and other house visits to fit your life and needs as best as possible.
4. Remove Excess Stuff
Decluttering helps simplify and streamline the entire selling process. Consider selling, storing, or donating excess furniture and household items that you do not need. It can help your house sell as it shows a better use of space and helps rooms appear larger to potential buyers. It can also greatly help you when it comes time for you to move out.
5. Clean Regularly
While trying to sell your home it needs to be ready to view at all times. This can be difficult to do, especially if you are still living in it. Try to clean up in smaller increments every day rather than do massive cleanups right before each potential buyer arrives. Resist the desire to leave any cleaning tasks until later or for tomorrow during the selling period. Cleaning a little at a time and all the time can help make the task less stressful and easier to do.
6. Use Disposables
Try to lessen the daily cleaning tasks that you need to do too. Washing dishes after every meal in an attempt to keep the house tidy can put a lot of stress and take a lot of time that you do not have. Use disposable dishes, plastic ware, and cups to help minimize your washing needs. You can even buy disposable tin bakeware and microwave cookware to cut out having to clean so many pots and pans as well.
7. Do Laundry Elsewhere
If it is at all possible, you should do your laundry at a local laundromat, a neighbor's, a friend's place, or a family member's house. You do not want to get stuck having to find a "hiding" place for wet clothes or have any intimate clothing within sight during a viewing. This is especially true if you are planning to include the washer and dryer with the house as potential buyers will want to be able to look them over inside and out.
8. Stay Balanced
Be sure to keep yourself as a priority too. You will likely be looking for your new home and attending open houses and viewings of other properties at the same time. Do your best to harmonize your schedule and fit in appropriate amounts of time for both your house buying and your house selling needs.
