Selling your home: Planning for great results

The day has arrived that many Realtors have dreamed of. This day is called, "Seller helping me sell day." Oh joy, the sellers have finally realized that in order to get the best price and the best deal, that they must help as much as they can. The days when the seller calls up the Realtor and said, "Sell my home as is," is over and the day of "What can I do to help," has arrived. Sellers are now excited and planning for great results by cooperating with the needs of the Realtor.
In the old markets, the seller sat back and did nothing and they never realized that it takes more than a for sale sign in the yard. It is a foreclosure market with sometimes 40 homes for sale in one neighborhood. It is the time when the seller not only is helping with the open homes, but also the staging and arranging of their homes to meet the customer's needs. The day has arrived and everyone is excited and waiting for the sale.
Choosing the correct agent:
In order for two people to work together, they must be a pair of people who have the same ideals. From the marketing of the home to the ideals about advertising. Both the Broker and the seller need to have that instant re-pore with each other. They need to feel comfortable with the company of the other and they need to be friends. An agent is more than just an agent. They are the ones who not only spend a great deal of time with the seller, but they are the ones that are called day and night for help and suggestions.
An agent is an all-round good guy and a buddy at time. An agent is ethical, dependable, reputable and honest. The agent is truthful and helpful and the agent cares that the seller is in danger of losing his home, if she does not do her utmost best. The two fit together like "apple pie and ice cream."
Make Sure the Home is Immaculate:
Before listing your home, make sure the rooms are very clean and not just tidy, but immaculate. The rooms should be freshly painted or have very clean walls. All the garbage should be cleaned from the rooms, the curtains freshly washed and cleaned. The furniture must be dusted and waxed and there should be no mementos of your family showing. Have beautiful furnishings and pictures of scenery. But do not have any mom and pop pictures in the home indicating that it is a seller's home, not a buyer's home.
