I am a Council-certified Indoor Environmental Consultant. Nothing you do from a construction basis that doesn't address any moisture intrusion (be that liquid or gas) will be headache free of mold. You have to look at any potential moisture intrusions and ventilation issues. Improper ventilation, even with the walls and floors "sealed" can still allow moisture to become available to microbes causing an infection of the building (either/all the building components, contents and Indoor Air Quality). The moisture alone can be a problem. Studies have shown links between moist buildings and multiple inflammatory and psychomatic symptoms. I've written on these things in this forum in other posts and on my website (www.solutionsiec.com). If you feel like there is an issue with the IAQ of the area you're working on, you probably should consider having a professional (at least) come in and diagnose the area you're working on, in the process, generating an analytical report with protocol (recommendation of care) so you will be empowered to handle your unique indoor environmental condition(s). So I don't sound too self-promoting I'll quote this from the Indoor Air Quality Association, "Indoor air quality problems can have a major impact on occupant health and comfort. When indoor air quality issues arise, it is important to make sure that only highly-qualified individuals are called upon to investigate, mitigate and confirm that a problem has been properly resolved... IAQ problems in non-industrial buildings such as homes, schools and offices are often caused by complex, inter-related issues. Diagnosing and fixing the sources of poor IAQ may require the professional expertise of one or more consultants or contractors. It is important that individuals be highly qualified to fully investigate, identify and/or mitigate the total problem according to recognized industry standards and guidelines. Verification of contracting or remediation work, if requested, should be conducted by an equally qualified third-party consultant." Best wishes.
