With California being second only after Nevada in foreclosures, it is definitely a buyers market. Modesto and Stockton have more foreclosures than any other cities San Francisco, Sacramento, Bakersfield, Riverside and San Bernardino are also on the high list of foreclosures. So if you are trying to sell in one of those cities, your home is more difficult to sell, but not impossible.
Tips to sell your home not only depends on you, but on you choosing the best agent.
When anyone places their home on the market, they are trying to get top dollar. The seller who walks away with the most money is the one who puts in as much effort in selling the home, as the Broker.
Tips to sell your home:
1. Always have your home very clean and tidy. You just never know when a Realtor will drive up and want to show your home.
2. Never refuse anyone to see your home unless, the home is very dirty and not tidy. Never let a Broker convince you to show your home dirty, as that one picture will stay with the buyers forever.
3. Curb appeal is so important. Not only have your home tidy but make sure that the outside of the house is impeccable. As the person drives up to the front lawn, he better see lots of greenery and flowers and bushes. All bushes need to trimmed, all leaves raked and the lawn should be kept mowed at all times.
4. Staging the garage. The garage should be kept as clean as the house. Make sure you do not have any broken windows and that you have "homey" curtains on the windows in the garage. The garage should look very clean, but empty and spacious. All boxes should be in storage and it is a great time to have a garage sale to get rid of all unnecessary items.
5. The house and garage should have a fresh coat of paint. Spend the extra money to make your home look brand new.
6. All appliances should be in tip running condition, with no known cracks and ugliness.
7. DO NOT have a lot of personal pictures and mementos in the home. This makes the buyer think of this home as your home and it is harder for them to imagine this home as "their" home.
8. Do install a lock box on your home, so a Realtor may show the home when you are not there.
9. Do offer a home warranty plan, so you do not have any responsibility for the house after you are gone. There have been many a lawsuit when a buyer takes a home and later on finds out the wiring or pool is faulty.
10. Hire the Realtor who prices the house according to comparables. A house will only be shown when the price is correct.
11. Always offer a full commission on the sale of the home. A home where the agent representing the buyer, gets less commission, is a home that will not be shown as often. Consider offering a bonus to the selling agent.
12. Do a termite inspection prior to the sale of your home, so you know exactly what cost are involved in repairs. The inspection is free.
13. Make sure your home is available for open house. Many a home has been sold on an open house. Maybe your house does not show as well from the outside, so potential buyers need to see the inside as well.
14. Offer incentives to the buyers, such as leaving the appliances and curtains.
15. Finally, get a net sheet from your Broker so you are aware, exactly what your net proceeds will be. This way there is no shock on the day of closing.
Any house can sell in any market with the right Broker, the right price and the right location. Location is everything, but price beats location any day.
