If you should choose to sell your home on your own, a "big mistake." There are many agents willing to help you. Knowledge is power, so if the seller will talk to each and every Realtor, they will give him enough basic information to guide him to the right process.

All agents will leave their own business cards and through friendliness will be so willing to assist, thinking of course that they have the possibility of getting the listing. They will ask repeatedly for the listing and if nothing else the agent will hope to get referrals.

Now a smart buyer can enlist the agent to hold the open house. He can tell the agent that he can get many clients this way. So the agent now holds the open house for free and the seller is free to go about his business. The agent will bring the open house signs and this will save the seller this expense. While the agent is sitting on the open house, a smart seller can quiz the agent on how to fill out all the necessary forms.

Most all escrow companies will aide the seller in filling out the contract for free in exchange for the escrow business and guide them to the right legal alternatives in the contract. A local title company will also provide free to the seller title comparables and a title report to show the prospective buyer.

Selling a house on your own is full of problems, as you are not use to financing, selling, closing or even handling upset buyers. You never know if the person wanting to see your home is a thief or a rapist. The Broker gets paid a commission for a reason, but only through trial and error can you learn all of this. Most sellers will try to sell their own home and some do achieve the sale.
